"Long-term investing is the eighth wonder of the world"
Albert Einstein

When it comes to a long-term investment, the one we would most often put our money into is our own home. For about 90% of us, this is the biggest investment of our lives. However, buying a home is not an easy task. We at Artstroy 1 Investment know this well and are ready to share a few basic but very important steps we have learned in our years of experience.

Step #1: Set your budget!

Price is a key factor. You need to set clear criteria for what financial capabilities you have. Whether you plan to buy the home of your dreams or you're buying a property for investment purposes, the first thing you need to do is clarify what funds you have. The budget determines what you will look for in the future. After analyzing this thoroughly, there are three ways to finance the purchase of your future home:

•  With your own funds - if you have personal funds, specify what percentage of them you are willing to set aside for a new home;

•  Bank loan - if you take out a bank loan, specify whether you will be able to make repayments on your loan in the long term and what would be the best monthly commitment for you. Keep in mind that each bank has internal rules regarding what mortgage rate to grant and it will most likely not exceed 85-90% of the market value of the property. The rest of the amount you have to provide yourself.

•  Combination - percentage bank loan and percentage own funds - you finance the purchase amount partly with your own funds and the rest with a bank loan. When you have your own funds to allow you to take out a smaller loan, you can explore consumer loan terms and avoid mortgaging your real estate.

Step #2: Research the market

Examine what the demand is and what the supply is. Find out if your choice of home actually matches your financial capabilities, so that there is no gap between your expectations and the real value of the properties available at the time of your search.

Answer the following questions:

What are you looking for? Think in perspective - whether your home will be comfortable in years to come. Think carefully about how big it should be. Specify the parameters of your search according to your need. Finding the "perfect" property is a difficult process. Seek not the best, but the best for you.

Do you have floor requirements?
Most often we hear from customers "Not on the first floor and not on the top floor!". Of course, if you have requirements for the floor on which you will purchase your future property, you should be aware of what they are. For example, if you don't want to live on the first floor, why? Research all the pros and cons before you choose. In our opinion, each floor has its own advantages and charm.

What can high floors guarantee us?
•    Great panorama and beautiful landscape - in most cases for the "Artstroy 1 Investment" properties – sea landscape;
•    Cleaner air;
•    More light;
•    More silence;
•    More privacy;

What can we say about the lower floors?
Ground floor or first floor are not among the most preferred for living, due to the fact that people associate them with easy access to their homes from malicious people and most noise, but this should not bother you when buying a home in the complexes of "Artstroy 1 Investment". For the peace of mind of the residents and holidaymakers there is live security and 24/7 video surveillance.

In order to ensure the comfort of the owners of the complexes, we always choose locations that provide privacy to turn this minus into a plus for our future owners.

On the other hand, getting home is quicker, easier and more practical - convenient for mothers with prams and people with mobility problems. You're not dependent on an elevator, summers are cooler, your kids can run free without worrying about disgruntled neighbors.

Do you have requirements for exhibition?
The choice of exposure depends on your personal preferences. If you don't like the excessive heat or if the autumn depression visits you every year during the dark and frosty months - a sunny home is the ideal option and generally enjoys the most interest. The light gives a cosy and spacious feeling. We advise you to pay attention to the living room first, which should have the best exposure. The reason is clear - it is in the living room that you will spend the longest time in your home and entertain guests, or just relax at the weekend.

And for the view?
The view from the window is definitely among the most important benefits for any home - a recipe for tranquility. The beautiful panorama and the strategic location are the  first things that grab attention. Of course, if you have the opportunity to choose a home with a panoramic landscape, do not hesitate! You deserve to wake up to a breathtaking view. You can see our offers for apartments in complex "Perla" in block 8. From the higher floors there will be a magnificent view of the sea and the bay of Burgas to the east and southeast and a view of Lake Atanasovskoe to the northeast, as well as a view of Lake Vaya to the west.

Step #3: Place, place and place!

The price of the property is determined by the three P's - Place, Place and Place Again!". Don't compromise your peace of mind. It is important to look not only in which neighborhood your future home is located, but also whether there is good infrastructure, good communications (like the gated complex "Perla" - see the properties for sale here) - convenient transport, shops nearby, schools and kindergartens or enough parking spaces. These are criteria that will make your hectic daily life easier anyway. And you can always redecorate or restructure your home (it's a good idea to consult an architect about this), but you can't change where it is! For interior design, we can recommend Boutique Interiors, the studio that makes dreams come true.

Step #4: Cozy home or functional investment?

Determine what purpose you are purchasing the property for - long-term living, vacation home or rental investment.

For long-term living
If you're buying the home of your dreams, consider whether what you're targeting meets your needs or those of your family. Does your future home have the necessary amenities for the normal course of your daily life?

For holiday living
When buying a property to visit in your leisure time, it is most important to choose a destination and location that will bring you peace and quiet. Surely you would like to spend your free weekend away from the hectic traffic.

On the other hand, avoid places that are too quiet and secluded. It is important that the location offers security in your absence. Therefore, it is important for us to provide 24/7 protection to Artstroy 1 Investment complex owners.

A wonderful paradise is the complex "Majestic Sea Village"  - check out the properties for sale HERE!

For investment
Buying a property for investment purposes is no less important than choosing your own home.
It is good to treat it as a deal, without showing unnecessary emotions, as you risk making an unprofitable investment that will bring you more losses than benefits. Buy with your mind, not your heart! The factors that determine the value of a home are many - mostly location, building, finishes, etc. Again - research the market! There is no better friend than reality. Calculate what terms and amenities you can offer prospective tenants to determine the rental price. Before you take that important step, research how rental home prices are doing.

Step #5: Furnished vs. unfurnished. Do you love the small detail?

When buying a home, it is important to determine at what stage you are willing to "take it. "

The big advantage of buying a furnished apartment is that you have the opportunity to move in immediately and live in it without waiting. Such a step saves time and money. If you don't have the opportunity or inspiration to furnish your home yourself, this is the perfect option for you

For those with their own vision and individual taste, for those who like to implement their own ideas - an unfurnished apartment is the perfect field for expression. Create your paradise.
