When it comes to a long-term investment, the one we would most often put our money into is our own home. For about 90% of us, this is the biggest investment of our lives. However, buying a home is not an easy task. We at Artstroy 1 Investment know this well and are ready to share a few basic but very important steps we have learned in our years of experience.




Step #1: Set your budget!
 

Price is a key factor. You need to set clear criteria for what financial capabilities you have. Whether you plan to buy the home of your dreams or you're buying a property for investment purposes, the first thing you need to do is clarify what funds you have. The budget determines what you will look for in the future. After analyzing this thoroughly, there are three ways to finance the purchase of your future home:

•  With your own funds - if you have personal funds, specify what percentage of them you are willing to set aside for a new home;

•  Bank loan - if you take out a bank loan, specify whether you will be able to make repayments on your loan in the long term and what would be the best monthly commitment for you. Keep in mind that each bank has internal rules regarding what mortgage rate to grant and it will most likely not exceed 85-90% of the market value of the property. The rest of the amount you have to provide yourself.

•  Combination - percentage bank loan and percentage own funds - you finance the purchase amount partly with your own funds and the rest with a bank loan. When you have your own funds to allow you to take out a smaller loan, you can explore consumer loan terms and avoid mortgaging your real estate.



Step #2: Research the market
 

Examine what the demand is and what the supply is. Find out if your choice of home actually matches your financial capabilities, so that there is no gap between your expectations and the real value of the properties available at the time of your search.

Answer the following questions:

What are you looking for? Think in perspective - whether your home will be comfortable in years to come. Think carefully about how big it should be. Specify the parameters of your search according to your need. Finding the "perfect" property is a difficult process. Seek not the best, but the best for you.

Do you have floor requirements?
Most often we hear from customers "Not on the first floor and not on the top floor!". Of course, if you have requirements for the floor on which you will purchase your future property, you should be aware of what they are. For example, if you don't want to live on the first floor, why? Research all the pros and cons before you choose. In our opinion, each floor has its own advantages and charm.

These are criteria that will make your hectic daily life easier anyway. Step #4: Cozy home or functional investment?
 

Determine what purpose you are purchasing the property for - long-term living, vacation home or rental investment.

For long-term living
If you're buying the home of your dreams, consider whether what you're targeting meets your needs or those of your family. Does your future home have the necessary amenities for the normal course of your daily life?


For holiday living
When buying a property to visit in your leisure time, it is most important to choose a destination and location that will bring you peace and quiet. Surely you would like to spend your free weekend away from the hectic traffic.

Buying a property for investment purposes is no less important than choosing your own home.
