„Сapped” or "turnkey" or complete furnishing?


When you choose your new home, you check the real estate websites and all the construction companies that offer homes for sale. You come across definitions such as "capped”,"BDS"*, "turnkey" and ask yourself what do they mean?

In this material, we have tried to bring more clarity around these construction terms, as well as to explain what are their advantages and disadvantages. We have also tried to describe which option will be the most suitable for you, according to your requirements.

WHAT DO THE TERMS "CAPPED" AND "TURNKEY" MEAN?

The terms "capped“ and "turnkey" describe the extent to which a property will be completed. Or put another way, the form in which the builder (seller) will hand over the real estate to the buyer.

There are several finishing options - The property can be only plastered and putty, or more commonly known in construction circles as "capped", also known as „BDS".

Another option is to have the property with painted walls and fitted flooring, or in other words “turnkey.”

Lastly, the home you purchase can also be fully furnished.
 

Which is the best solution or how to choose the most suitable option depends entirely on our requirements and preferences.


WHAT ARE THE ADVANTAGES AND DISADVANTAGES AND WHICH OPTION TO CHOOSE?

CAPPED

If you are going to buy a "capped", (or "according to BDS") home this means that the property will be in a condition where it will need finishing works.
The apartment will be with:
1) Plastered walls, but no wallpaper or painting;
2) The floors will be cement screed but no flooring will be laid;
3) The terraces and loggias will have granite tiles laid;
4) Wiring runs but no installation of switches and outlets;
5) Plumbing will be plumbed but without installation of monobloc, sanitary fixtures, faucets, traps, etc. ;
6) Installed window frames and exterior entrance doors, but no interior doors.

If you wish to realize the finishing works according to your taste and you insist on the lower price of the property, a better option for you will be a home of the "capped" degree of completion.

If you have requirements for the quality and colours of the materials, but do not want to commit to finishing works, you can consider the option of buying a "capped" home and take advantage of the finishing services of the builder/investor.

The pros of taking advantage of turnkey finishing services from the investor is that they can offer you preferential package prices. The prices offered by private construction companies can be significantly higher than those offered by the investor.

FURNISHED

If you choose to purchase a furnished home you will receive the property directly with the furniture.

The advantages of buying a new, furnished home are that you won't have the commitment of selecting furniture that both fit your property layout, budget and requirements.

The interior design of the property will already be taken care of by a qualified team of professionals and you will be able to move directly into a cozy home with brand new furnishings.

However, the main disadvantage is that the interior will not be in line with your taste preferences and if you decide to "redo" what you do not like, it can cost you a lot more money, time and nerves. And finding a furnished home that completely fits your requirements is practically impossible.

A good option if you are demanding and want to furnish your home in your own style and taste, but do not have the necessary time, is to ask the investor for special furniture suggestions.
